Green Building Requirements: A Guide to Sustainable Construction

To achieve LEED certification, projects are evaluated based on several criteria across categories such as sustainable site development, water efficiency, energy and atmosphere performance, materials selection, indoor environmental quality, and innovation in design.

2. ENERGY STAR Certification:

ENERGY STAR is a program developed by the Environmental Protection Agency (EPA) in the United States to promote energy-efficient products and buildings. While primarily known for its appliances rating system, ENERGY STAR also offers certification for commercial buildings.

To earn ENERGY STAR certification for a building or facility under this program requires meeting strict energy performance standards set by EPA. The overall energy use intensity must be within specified limits compared to similar buildings nationwide.

3. Passive House Standard:

Originating from Germany but now adopted worldwide as an innovative approach to energy-efficient construction is the Passive House standard. It focuses on creating ultra-low-energy buildings that require minimal heating or cooling systems due to their exceptional insulation levels.

Passive House designs utilize techniques such as high-performance windows with triple glazing and airtight envelopes with controlled ventilation systems to maintain comfortable indoor climate conditions while minimizing energy demand.

4. Living Building Challenge:

The Living Building Challenge (LBC) is considered one of the most rigorous green building standards available today. Developed by the International Living Future Institute, it goes beyond traditional sustainability measures and aims to create buildings that operate as regenerative systems.

To achieve LBC certification, projects must meet requirements in seven performance areas known as “Petals.” These petals include place, water, energy, health & happiness, materials, equity, and beauty. The LBC also requires projects to be net-zero energy and water neutral.

5. BREEAM Certification:

The Building Research Establishment Environmental Assessment Method (BREEAM) is a widely recognized green building rating system originating from the United Kingdom. It evaluates buildings based on their environmental performance across categories such as energy usage, water consumption, waste management, pollution control, and ecological impact.

BREEAM certification offers various levels of achievement: Pass (30% – 44%), Good (45% – 54%), Very Good (55% – 69%), Excellent (70% – 84%), and Outstanding (85%+). This flexible rating system allows for customization based on project types and local conditions.

6. Green Globes Certification:

Green Globes is a user-friendly green building certification program developed by the Green Building Initiative in the United States. It assesses buildings through an online questionnaire covering eight areas: project management; site; energy; water; resources; emissions; indoor environment; and environmental management systems.

Unlike other certifications that use a pass/fail system or fixed score thresholds for certification levels like LEED or BREEAM do, Green Globes provides a more nuanced rating between one and four globes based on points earned during assessment.

7. WELL Building Standard:

While most green building certifications focus primarily on environmental aspects of construction, the WELL Building Standard takes occupant health into account. Developed by the International WELL Building Institute (IWBI), it emphasizes promoting human wellness within built environments.

WELL certification addresses features such as air quality standards improving breathing conditions indoors while reducing pollutants’ presence. It also covers lighting design, acoustic comfort, thermal comfort, and access to nature.

Green building requirements are transforming the construction industry by prioritizing sustainability and occupant well-being.
